Sometimes, landlords, especially those with just one or a few properties, can feel undervalued by the bigger estate agents, so dealing with a smaller agency focused on lettings can often pay dividends.

"I always benchmark contractors' fees to make sure the landlord is getting a good deal and I don't charge any additional administration fees to landlords whose properties I manage.

"It is important to correct any issue quickly but with cost in mind," said Megan.

With more than 15 years of property development and landlord experience, Megan has plenty of knowledge and a selection of quality, reliable contractors to hand.

"That is what offering a personal service is all about - putting the customers' availability and time first," said Megan.

Since starting Chillipepper Property last year, Megan has put her experience and professional qualification from the National Federation Of Property Professionals to work, by successfully letting and managing properties in Hull, Beverley and the west Hull villages from her base in Brough.

"My services are flexible and I provide as much help as landlords need.

Megan is also available out of office hours.

"If they are new to letting, I explain what the process is, outline any potential risks and give them good advice.

"Requests are varied when letting a property or managing a tenancy and going the extra mile is what I always strive to achieve, whether it's collecting keys from a landlord at 9.

"I listen to my landlords, agree what has to be done and then do it, giving them regular updates along the way," said Megan.

She is currently looking for further landlords and is offering an 8 per cent management fee to landlords, with an additional benefits of the first month free.
